North of the scarp, in the neighbourhoods that run up Thomasville Road and Meridian Road, the soils are Red Hills soils: deep sandy clay, coloured by clay carried down from the Appalachians during the last ice age. Clay-bearing soil holds water, changes volume as its moisture content changes, and does that unevenly across a building footprint when roof water is concentrated at one corner. The signature here is seasonal, a house whose doors bind in late summer and swing freely by November, and slow differential settlement along one side rather than a sudden failure.

South of the scarp the picture inverts. This is the Woodville Karst Plain, where thin sandy soil sits over Suwannee limestone laid down in the Oligocene, and where average elevation drops to around twenty feet. Sand does not swell, so the seasonal binding-door pattern is rarer. What happens instead is erosion: water moves through sand quickly, carries fines with it, and leaves voids under slabs and flatwork. Sunken driveways, patios that have dropped away from the house, and localised slab settlement are the common presentations, and the fix is often void filling and drainage rather than deep underpinning.

The city's older housing stock adds a third category. The National Register districts near the centre of town, Park Avenue and Calhoun Street, both listed in 1979, Magnolia Heights listed in 1984, Los Robles listed in 2014, contain houses built long before slab-on-grade construction arrived, on masonry piers with wood girders and a vented crawl space beneath. Those foundations fail through moisture and sagging structure rather than soil movement, and they are repaired by getting under the house rather than driving steel beside it.

Newer construction has its own profile. The large planned neighbourhoods on the north and southeast sides, Killearn Estates, Killearn Lakes Plantation, SouthWood, are slab-on-grade throughout, and the problems that show up there are typically drainage-driven: settlement at a corner where a downspout has been discharging into the same patch of soil since the house was built, or flatwork dropping where fill was placed and never fully compacted. Those are among the cheapest foundation problems to solve, provided somebody identifies the water before quoting the steel.
