Twenty-five of them, grouped by what you are trying to work out. A good share of the answers are some version of measure it first, which is genuinely the cheapest useful thing anyone can tell you.

Working out whether you have a problem

Which foundation cracks matter?

Width, offset, direction, and change over time. Cracks wider than about a quarter inch, cracks where one side sits proud of the other, cracks running diagonally out of the corners of door and window openings, and cracks that measurably grow month over month are the ones worth an assessment. Fine hairline cracking from concrete shrinkage appears in nearly every slab within the first year or two and generally means nothing.

My doors have started sticking. Is that the foundation?

Sometimes, and often not. Wood swells in humidity, and in a climate like this one doors that bind in August and behave in November are frequently just responding to moisture in the air. What points at the foundation instead is a door that has stopped closing and stays that way through a full seasonal cycle, especially if several doors on the same side of the house have done the same thing.

How do I tell the difference between settling and a foundation problem?

Every house settles in its first few years as the soil under it consolidates under load, and that is normal, uniform, and self-limiting. What matters is differential movement, where one part of the structure goes down relative to another, because that is what puts the structure into bending and produces cracking. A set of floor elevations across the whole plate distinguishes the two in about an hour.

How much does a foundation assessment cost?

Nothing through this site. A local foundation company looks at the house, takes floor elevations, measures and maps the cracks, walks the drainage, and follows up with a written quote. There is no charge. A separate engineering report from a licensed professional engineer is a different service that does carry a fee.

Can I monitor a crack myself instead of repairing it?

Yes, and it is often the right first move. Mark each end of the crack with a pencil line and the date, measure the width at the widest point, and photograph it against a ruler. Repeat every couple of months for a year. If nothing changes, nothing is moving. That single habit saves a lot of people a lot of money, and it turns a future conversation into a comparison of measurements rather than impressions.

How level should a floor be?

There is no single number, and chasing perfect level in an older house causes more damage than it fixes. What a professional looks at is the shape of the floor and the rate of change. A slope that has been stable for thirty years is a characteristic of the house. Half an inch of new drop in two years is an event, and the second one is what warrants attention.

Tallahassee ground conditions

Why is foundation advice for Florida so often wrong for Tallahassee?

Because most of it is written for central Florida, where sinkhole activity dominates, or borrowed from Texas, where genuinely expansive clays dominate. Tallahassee is neither. The city sits at the southern end of the Red Hills Region just above the Cody Scarp, and Leon County spans three separate geologic provinces. Advice written for one part of the county is often wrong for another part of the same county.

What is the Cody Scarp and why does it matter to my house?

It is a relict shoreline scarp left by Pleistocene sea levels, running east to west and most prominent in Leon County, where its crest sits between roughly 125 and 190 feet above sea level and its toe at 40 to 50 feet. It separates the Northern Highlands from the Gulf Coastal Lowlands. North of it you have deep clay-bearing soil that changes volume with moisture. South of it you have thin sand over limestone that erodes into voids. Those are different problems with different repairs.

Does Tallahassee have expansive clay soil?

It has clay-bearing soil, which is not the same thing. The Red Hills soils north of the scarp carry clay deposited from the Appalachians during the last ice age, and clay-bearing soil does change volume as its moisture content changes. It is a slower and gentler mechanism than the true expansive clays of Texas and Oklahoma, but across a decade it is enough to produce measurable differential movement, particularly where drainage delivers water unevenly.

Is Leon County a sinkhole area?

Karst geology is genuinely present. The southern part of the county lies in the Woodville Karst Plain, which contains sinkholes, swallets, and springs over Suwannee limestone, and Lake Jackson north of the city periodically drains into the Floridan aquifer through two named sinkholes, most recently in 2021. That said, most residential foundation problems here are ordinary settlement, erosion, and drainage issues, not sinkhole activity, and a contractor reaching for the word sinkhole early is worth a second opinion.

How much rain does Tallahassee get, and does it matter?

Close to fifty-nine inches a year, concentrated heavily in summer. June averages around seven and three quarter inches and November drops to about three. It matters a great deal, because soil under a foundation behaves predictably when its moisture content is stable and unpredictably when it swings. That annual cycle is the engine behind most seasonal foundation movement in this area.

Do trees cause foundation problems here?

Large trees close to a foundation can contribute, particularly on clay-bearing soil north of the scarp. A mature tree draws very large volumes of water out of its root zone during dry periods and stops when it rains, which creates localised moisture swings exactly where the roots are. Removing the tree is not automatically the fix either, because soil in a long-dried root zone can rebound and heave once the demand stops.

Why do driveways sink so often south of Tallahassee?

Sand transmits water quickly and carries fine material along with it. A downspout, a broken irrigation line, or surface water crossing a lot can move enough fines to leave a void under flatwork with nothing visible from above until the concrete drops. Flatwork sits on far shallower support than a house does, so it is nearly always the first thing on a property to show the problem.

Repairs, methods, and what they cost

What does foundation repair cost in Tallahassee?

The spread is wide because the repairs are different jobs. Drainage correction runs $1,200 to $8,000. Concrete leveling runs $900 to $4,500. Crack repair runs $500 to $4,500. Crawl space moisture control runs $2,500 to $12,000. Pier and beam correction runs $4,000 to $15,000. Slab underpinning runs $6,000 to $18,000 for typical single-side work and above $25,000 for whole-perimeter jobs on larger homes.

How is underpinning priced?

Per pier, typically $1,400 to $2,600 installed in this market, with piers spaced roughly five to eight feet along the affected footing. Depth is the main variable and it swings the price hard, so a quote that states both the pier count and the assumed depth is one you can compare against another. A single lump sum with no pier count tells you nothing.

What is the difference between helical piers and push piers?

Both carry the load past failing soil to competent bearing. Push piers are hydraulically driven straight down using the weight of the building as the reaction mass, which suits heavier structures. Helical piers are screwed in like an auger to a target installation torque that correlates with capacity, which lets them work under lighter structures, additions, porches, and stoops where a push pier would lift the building instead of advancing.

Can a settled house be lifted back to level?

Partially, usually, and full recovery is not always the right goal. A house that has been out of level for decades has plumbing, tile, and finishes that have adjusted to its current shape, and forcing it back to a flat plane can crack all of them. The normal approach is to stabilise so movement stops, then recover as much elevation as the structure will accept. A candid contractor states the realistic recovery in inches before starting.

Foam or mudjacking for a sunken driveway?

Polyurethane foam is the better default for residential work. It weighs a fraction of a cement slurry so it adds almost no load to the soft soil that caused the problem, it cures within minutes, it is unaffected by water, and its injection ports are much smaller. Mudjacking is cheaper per cubic foot and works fine under thick heavy slabs where the added weight does not matter.

How long does foundation repair take?

Slab underpinning typically runs three to seven working days on site. Pier and beam correction runs two to six days. Concrete leveling is usually a single day. Crawl space encapsulation runs two to five days depending on square footage and crawl height. Drainage work runs one to four days. Weather delays are normal in summer here.

Will I have to move out during the work?

Almost never. Underpinning is installed from outside the house. Pier and beam work happens under the floor. Concrete leveling is outside entirely. The exceptions are interior pier work through a slab, which puts part of a room out of use for a day or two, and extensive crawl space work where access runs through the house.

Should I fix drainage before or after the foundation?

Before, or at the same time. Piers stop the structure moving but they do not change soil conditions, and a slab that keeps getting soaked at one corner keeps generating new problems around a repair that is doing its job perfectly well. Sequencing drainage first occasionally reveals that the movement was moisture-driven and is already stabilising, which is a much cheaper outcome.

Permits, licensing, insurance, and selling

Do I need a permit for foundation repair in Tallahassee?

Structural foundation work is normally permitted and inspected. Inside the city that goes through the City of Tallahassee Growth Management Department at 435 North Macomb Street; in unincorporated areas it goes through Leon County. The contractor handles the application and coordinates the inspections as part of standard scope, so you should not have to deal with the permit office yourself.

What licence does a foundation contractor need in Florida?

Florida regulates construction contracting through the Department of Business and Professional Regulation under Chapter 489 of the Florida Statutes. A certified general contractor is unlimited in scope; a certified building contractor is limited to commercial and residential buildings not exceeding three stories; a certified residential contractor is limited to one-, two-, and three-family residences not exceeding two habitable stories above no more than one uninhabitable story. Certified licences are issued after a state examination and are valid statewide, while registered licences are obtained locally and valid only in the issuing jurisdiction. Any licence can be looked up on the DBPR website.

What edition of the Florida Building Code applies?

The Florida Building Code, 8th Edition (2023), which took effect on 31 December 2023. Foundations are covered in the residential code, and structural repairs are designed and inspected against it.

Does homeowners insurance cover foundation repair?

Ordinary settlement caused by soil consolidation, moisture change, drainage, or tree roots is generally excluded from standard homeowners policies as wear and tear or earth movement. Sudden events with a covered cause, such as damage from a burst supply line washing out soil, are treated differently. Florida also distinguishes catastrophic ground cover collapse from sinkhole loss in its insurance statutes, and the two are not the same coverage. Reading your own policy language, or asking your agent to, is the only reliable answer.

Does an engineer have to be involved?

Not on every job. Many straightforward residential repairs are designed by the contractor against the manufacturer's engineered pier system. A report from a licensed Florida professional engineer is worth commissioning where the damage is severe, where the cause is genuinely unclear, where a lender or insurer requires it, or where you want an assessment from someone with no financial interest in the repair being sold.

Do I have to disclose foundation repairs when I sell?

Florida sellers have a duty to disclose known material defects that are not readily observable and that materially affect the value of the property. Completed foundation repair with documentation is generally far easier to sell than an unrepaired problem or an undisclosed one. Keep the written scope, the pier log, the depths, the permit records, and the warranty; buyers and their inspectors will ask for exactly those.

Does a transferable warranty help at resale?

It helps considerably. Steel pier systems from established manufacturers commonly carry a warranty that transfers to a subsequent owner, and being able to hand a buyer a documented repair with a live warranty removes most of the negotiating leverage that an unresolved crack would have given them. The paperwork is worth keeping somewhere you can find it years later.

The inspection on a house I am buying flagged settlement. What now?

Get it assessed properly before the inspection period closes, because a home inspector reports what they see and is not a foundation specialist. A specialist assessment tells you whether the movement is historic and stable or active, and gives you a written number. Both outcomes are useful: one lets you proceed with confidence, the other gives you a real figure to negotiate against rather than a guess.
