Most projects run $2,500 to $12,000. A vapour barrier over the soil with sealed seams in a typical crawl space lands at $2,500 to $5,000. Full encapsulation, with sealed vents, wall liner, and a dedicated dehumidifier, runs $7,000 to $12,000. Adding an interior perimeter drain and sump because groundwater is entering pushes it higher. Square footage and crawl height drive the labour more than anything else; a twenty-four inch crawl costs more per square foot than a four-foot one because of how slowly a person can work in it.
The vented crawl space is a code-era assumption that outside air dries the space out. In a humid subtropical climate it often does the opposite for much of the year: warm, moist outside air enters, meets cooler surfaces under an air-conditioned house, and condenses. Building science research over the last two decades has moved steadily toward sealed and conditioned crawl spaces in climates like this one, and the Florida Building Code has provisions for closed crawl spaces as a result.
Given enough time, yes. Wood that stays above roughly twenty percent moisture content is available to decay fungi, and joist ends and sill plates sitting on damp masonry are the first to go because they stay wettest longest. Most of the sill plate and joist end replacement work on older Tallahassee houses traces back to a crawl space that was damp for twenty years, so moisture control is the cheapest structural work available.
Usually, because the smell is generally coming from below. Air moves upward through a house, and a meaningful share of the air in a room over a crawl space started out in that crawl space. Sealing the soil and controlling humidity removes the source. If the smell persists after encapsulation, the next place to look is plumbing leaks or an HVAC condensate problem, not the crawl space.
Not always. A vapour barrier stops soil moisture, which in many crawl spaces is the whole problem. A dehumidifier addresses humidity in the air itself, which matters more once the space is sealed off from outside ventilation. The decision usually comes down to a humidity reading taken over time rather than a single visit, and a contractor willing to say a barrier alone will do is giving you the cheaper honest answer.
