Slab Foundation Repair in Tallahassee

Underpinning and stabilisation for settling concrete slabs, the dominant foundation type in post-1960s Tallahassee homes.

Almost every Tallahassee house built from the 1960s onward sits on a monolithic concrete slab poured directly on grade. When the soil under one part of that slab consolidates or washes out and the soil under the rest does not, the slab bends, and the house tells you about it through diagonal cracks above door frames, doors that stop latching, and floors that read out of level from one room to the next. Slab repair addresses the soil and support, not the symptom. The usual approach is to transfer the load off the failing soil and onto competent bearing material with steel piers, then lift the slab back toward level where lifting is safe. Most single-side slab stabilisations in Leon County run roughly $6,000 to $18,000 depending on pier count and depth, with whole-perimeter work running higher. Work typically takes three to seven days on site.

What the scope covers

  • Elevation survey across the full floor plate before any pricing, so the pattern of movement is measured rather than guessed
  • Steel push piers or helical piers driven to competent bearing strata beneath the active soil zone
  • Load transfer brackets set at the footing edge and torqued to a documented capacity
  • Controlled lift where the structure can accept it, with crack behaviour monitored through the lift
  • Interior pier placement through the slab where load paths sit away from the perimeter
  • Excavations backfilled and compacted, landscaping and hardscape reset
  • Written scope, per-pier pricing, and a transferable product warranty from the pier manufacturer

Where you are changes the answer

Leon County spans three geologic provinces, and the ground under a house on the north side of Tallahassee is not the ground under a house on the south side. The Red Hills clay guide covers the northern half, the karst plain guide covers the southern half, and the main Tallahassee guide puts the whole picture together.

Questions about slab repair

How much does slab foundation repair cost in Tallahassee?

Most slab stabilisation projects in the Tallahassee area run $6,000 to $18,000. A short run of piers along one settling corner of a house lands at $6,000 to $10,000. A full side of a house, or a section with deep piers because the bearing layer sits further down, runs $12,000 to $18,000. Whole-perimeter underpinning on a larger home can exceed $25,000. Pier count and pier depth drive almost all of the variance, which is why a quote worth comparing prices per pier and states the assumed depth.

How long does slab repair take?

Three to seven working days on a typical residential job. Day one is excavation at each pier location. Days two and three are pier installation and load transfer. If a lift is part of the scope it happens in stages over a day, slowly, with the crew watching how the structure responds. The final day is backfill, compaction, and site cleanup. Interior pier work through the slab adds a day or two and means part of the floor is out of use.

Can a settled slab be lifted all the way back to level?

Sometimes, and it is not always the right goal. A slab that has been out of level for twenty years has plumbing, tile, and finishes that have adjusted to its shape, and pushing it hard back to a perfectly flat plane can crack all of them. The usual approach is to stabilise first so movement stops, then recover as much elevation as the structure will accept without new damage. A candid contractor will tell you the realistic recovery in inches before the work starts rather than promising level.

Are the cracks in my slab foundation serious?

Most are not. Concrete shrinks as it cures and hairline shrinkage cracks show up in almost every slab within the first year. The ones that matter are cracks wider than about a quarter inch, cracks where one side sits higher than the other, cracks that keep growing month over month, and diagonal cracks running from the corners of door and window openings. That last pattern is the classic differential settlement signature and it is worth an assessment.

Will slab repair damage my landscaping?

Excavation at each pier location means a working pit roughly two to three feet across along the affected side of the house, so plantings in that band come out. Established shrubs can often be dug and held for replanting if that is agreed before work starts. Driveways, patios, and walkways in the way can be saw-cut and patched, and that patch is visible; it belongs in the written scope so nobody is surprised by it afterwards.

What usually gets quoted alongside it

Foundation problems rarely arrive alone, because they usually share a cause. A house that needs piers on one side very often needs the drainage on that side corrected too, and the second job is what stops the first one repeating.
