The Line That Decides What Your House Does

The Cody Scarp is a relict shoreline running east to west through Leon County. Which side of it you live on changes almost everything about foundation repair.


There is a line running east to west across Leon County that most residents have never heard of, and it does more to determine what happens to their foundation than anything else about their property. It is called the Cody Scarp, and once you know it is there you start seeing it everywhere.

What it is

The Cody Scarp is a relict scarp: an ancient shoreline, left behind by Pleistocene sea levels, that has persisted as a topographical feature ever since. It runs from just east of the Apalachicola River to central Alachua County, and it is most prominent in Leon County, where it runs east to west at elevations of about 140 to 150 feet.

The numbers are worth having. The toe of the scarp sits at 40 to 50 feet above mean sea level; the crest at 125 to 190 feet. Its width varies from under a mile to about ten miles, so in places it is an obvious ridge and in others it is a gradual rise you would drive over without noticing. It represents a remnant of two Pleistocene interglacial shorelines, the Okefenokee and Wicomico terraces.

What it separates is the important part: the Northern Highlands above, and the Gulf Coastal Lowlands below.

Above the line

North of the scarp you are in the Red Hills, also called the Tallahassee Hills. The ground rolls, elevations climb toward the county high point of 280 feet about ten miles north of the city, and the soil is deep sandy clay, red because the clay was carried down from the Appalachian Mountains during the last ice age.

Clay-bearing soil changes volume with its moisture content. Combine that with a rainfall pattern running from around seven and three quarter inches in June down to about three in November, and you get slow, seasonal, uneven movement, concentrated wherever water is being delivered unevenly. That is the Red Hills pattern: binding doors that come and go, diagonal cracking over one particular opening, settlement along one elevation of the house.

Pier depths on this side tend to run longer, because competent bearing sits further down beneath deep soil.

Below the line

South of the scarp is the Woodville Karst Plain, running to the Gulf across parts of Leon, Wakulla, Jefferson, and Franklin counties. Thin sandy soil over Suwannee limestone laid down in the Oligocene. Average elevation around twenty feet, with ninety percent of the province below sixty feet.

Sand does not swell, so the seasonal pattern largely disappears. What replaces it is erosion: water moves through sand fast and carries fines with it, leaving voids under slabs and flatwork that are invisible until the concrete drops. Driveways go first because they sit shallowest.

Pier depths here can be short where limestone is near the surface, and unpredictable between adjacent locations because a karst rock surface is irregular by definition.

The city sits on the boundary

Tallahassee occupies the southern end of the Red Hills Region, just above the scarp, with land running from near sea level to just over two hundred feet. That is why this county is genuinely awkward to write about and why generic advice fails here so reliably.

Drive north up Thomasville Road or Meridian Road and you are climbing into clay hills. Head south toward Woodville and you drop onto sand over limestone. Those are twenty minutes apart and they are different foundation environments.

It also means the city centre and the neighbourhoods near it sit close to the transition, where conditions can shift over relatively short distances. A quote written on the assumption that the whole metro behaves one way will be wrong somewhere.

How to tell which side you are on

Rough guides, in order of reliability:

  • Elevation. Well above 100 feet and you are almost certainly in Red Hills ground.
  • Terrain. Genuine slope in the yard, ravines and gullies nearby, points north of the scarp. Flat, low, sandy ground points south.
  • Subsoil colour. Dig a hole. Orange-red subsoil is Red Hills. Pale sand is the plain.
  • Direction. North and northeast of the city centre is upland. South and southwest toward Woodville and Crawfordville is plain.

None of that replaces an actual site assessment, but it will tell you which of the two guides above to read first, and it will tell you whether a contractor describing your ground has any idea what is under it.

Why it matters commercially, not just geologically

Because the two biggest variables in a foundation quote are pier count and pier depth, and depth is set by which side of this line you are on. Two identical houses with identical damage will produce meaningfully different prices depending on their position relative to a shoreline that stopped being a shoreline several hundred thousand years ago.
