What Foundation Repair Costs in Tallahassee

Foundation repair prices in this market span from about a thousand dollars to well past forty. That is not a range of quality tiers, it is a range of genuinely different jobs, and knowing which one you need is most of the answer.


The single most useful thing to understand about foundation pricing is that the repairs on the list are not versions of each other. Correcting the grade around a house and driving steel piers under it are as different as replacing a gutter and replacing a roof. So the first question is never how much, it is which one.

The order on this chart is worth noticing. The cheapest work on the list, drainage, is the work that most often removes the need for the most expensive work on the list. Ranges are for the Tallahassee area and assume a single-storey or two-storey detached house.

Slab underpinning: $6,000 to $18,000, and how it gets there

Underpinning is priced per pier. In the Tallahassee market an installed steel pier typically runs $1,400 to $2,600, and piers sit roughly five to eight feet apart along the affected run of footing. A short run under one settling corner might be four or five piers. A full side of a house might be ten to fourteen. Whole-perimeter work on a larger home runs twenty-five or more and passes $25,000 comfortably.

Depth is the variable that moves the per-pier price, and around here depth is a geographic question. North of the Cody Scarp the Red Hills soils are deep clay and sandy clay, and competent bearing can sit well down. South of it, in the Woodville Karst Plain, limestone is close to the surface and refusal can come much shallower. Same house, same problem, two quite different prices depending on which side of the county line of that scarp it sits on.

What that means practically: a quote stating a pier count and an assumed depth is worth far more than a lump sum, and the follow-up question worth asking is what happens if the piers run deeper than assumed. In karst ground especially, adjacent piers can hit refusal at noticeably different depths because the rock surface is irregular.

Pier and beam correction: $4,000 to $15,000

Raised foundations are cheaper to correct than slabs because everything is reachable. Adjusting and shimming existing piers to take the bounce out of a floor lands at $4,000 to $7,000. Replacing failed piers, pouring new footings, and sistering a sagging girder runs $8,000 to $12,000. Once rotted sill plates and joist ends along an exterior wall enter the scope it runs $12,000 to $20,000, because wood repair is labour-heavy and tends to grow once the crew opens it up. That last category is almost always the downstream cost of a crawl space that stayed damp for twenty years.

Crawl space moisture control: $2,500 to $12,000

A sealed vapour barrier over the soil is the entry point at $2,500 to $5,000. Full encapsulation with sealed vents, wall liner, and a dedicated dehumidifier runs $7,000 to $12,000. Adding an interior perimeter drain and sump, where groundwater is entering rather than condensing, pushes it higher. Crawl height drives labour more than square footage does: a two-foot crawl costs considerably more per square foot than a four-foot one simply because of how slowly a person can work in it.

Concrete leveling: $900 to $4,500

A couple of sunken sidewalk panels or one driveway section runs $900 to $1,600. A full driveway apron, patio, or garage floor runs $2,000 to $3,500. Long driveway runs and pool decks reach $4,500 and beyond. Polyurethane foam prices higher per square foot than mudjacking but uses far less material and cures in minutes, so on most residential jobs the totals land close together. Crack repair: $500 to $4,500

A single injected crack in poured concrete runs $500 to $1,200. Several cracks, or a run of stair-step cracking through block needing stitching and repointing, runs $1,800 to $4,500. The important caveat is sequence: if the crack is being driven by ongoing movement, sealing it is money spent twice, because the crack will reopen or simply relocate. Drainage correction: $1,200 to $8,000

Extending downspouts and restoring grade around a house lands at $1,200 to $2,500. A French drain along one side with a proper discharge runs $3,000 to $5,000. A full-perimeter system with catch basins, buried lines, and swale work on a difficult lot runs $6,000 to $8,000 or more.

This is the line worth dwelling on, because it is the cheapest item on the list and the one most likely to remove the need for the most expensive item on the list. What a quote should itemise

The items most often left out, and most often argued about afterwards, are these:

  • Backfill and compaction of the pier excavations, and whether the soil is compacted in lifts or simply pushed back in.
  • Landscape reinstatement, and whether established shrubs are dug and held for replanting or simply removed.
  • Saw-cutting and patching any driveway, walkway, or patio in the way. The patch will be visible; that belongs in writing.
  • Permit fees, and who applies.
  • Cosmetic crack repair, drywall, and paint after the structural work. This is normally a separate line and often a separate trade.
  • Interior pier work through the slab, if any, and how long that part of the floor is out of use.
  • What happens to the price if piers run deeper than assumed.

None of those are unreasonable exclusions. They are only unreasonable as surprises.

Warranties, and which one is which

There are usually two, and they cover different things. Steel pier systems from established manufacturers carry a product warranty, commonly written as a lifetime warranty on the pier itself and typically transferable to a subsequent owner of the property. The installing contractor's workmanship warranty is separate, generally shorter, and covers the installation rather than the hardware. Both belong in the written quote, and it is worth reading which is which before assuming a single warranty covers everything.

What insurance generally does and does not do

Ordinary settlement from soil consolidation, moisture change, drainage, or tree roots is generally excluded from standard homeowners policies as wear and tear or earth movement. Sudden damage from a covered cause, such as a burst supply line washing out soil beneath a footing, is treated differently. Florida also distinguishes catastrophic ground cover collapse from sinkhole loss in its insurance statutes, and those are not the same coverage. Your own policy language is the only reliable answer, and an agent can walk you through it.

Holding a quote against these numbers

Use the cost estimator to adjust for house size and which part of the county you are in, then compare. A quote well below the range usually signals a narrower scope than you expect; a quote well above it usually signals greater depth, more piers, or difficult access, all of which should be stated on the page. Either way, the thing to compare is the line items, not the total.

The way to find out is to compare pier count and assumed depth line by line rather than comparing totals, and to ask each what happens to the price if the actual depth runs past the assumption.
