Concrete leveling is the flatwork cousin of foundation repair: driveways, sidewalks, patios, pool decks, garage floors, and porch slabs that have sunk because the soil beneath them washed out or consolidated. In Tallahassee the usual culprit is water, either roof runoff dumping alongside a slab with no gutter to catch it, or the sandy soils south of the Cody Scarp carrying fines away underneath. The repair injects material through small holes drilled in the slab, filling the void and lifting the concrete back to grade. Polyurethane foam is the modern default, light, fast-setting, and unaffected by water; mudjacking with a cement slurry is heavier and cheaper and still has its place. Most residential concrete leveling runs $900 to $4,500. Lifting a couple of sunken sidewalk panels or a single driveway section lands at $900 to $1,600. A full driveway apron, a patio, or a garage floor runs $2,000 to $3,500. Larger pool decks and long driveway runs reach $4,500 and up. Polyurethane foam usually prices above mudjacking per square foot but uses far less material and cures in minutes rather than hours.
Foam is the better default for most residential work. It weighs a fraction of a cement slurry, so it does not add load to the same soft soil that caused the settlement, it cures within minutes so the slab is back in service the same day, and it is unaffected by water, which matters in a wet climate. Mudjacking is cheaper per cubic foot and works fine under thick, heavy slabs where the extra weight is not a concern. The drilled ports are also larger with mudjacking, so the patches are more visible.
The lift itself is durable; polyurethane foam does not break down, wash out, or lose volume. What determines the lifespan is whether the cause was fixed. If the slab sank because a downspout has been discharging beside it for ten years, the same water will undermine the same slab again. Leveling paired with a drainage correction lasts; leveling alone repeats.
A slab with a few clean cracks lifts fine, and the cracks can be sealed afterwards. A slab that has broken into many small pieces, has crumbling edges, or has spalled through the surface will not lift as a unit and is usually better replaced. A crew that quotes lifting on a slab that is genuinely finished is doing you no favours, and the difference is visible on site in about a minute.
Yes, though they are small. Foam injection uses ports around five-eighths of an inch across, patched flush with a grout matched as closely as the existing concrete allows. On a weathered driveway the patches read as faint dots; on a smooth, newer slab they are more noticeable. Mudjacking ports are larger, typically an inch and a half to two inches, and correspondingly more visible.
