The Lake North of Town That Empties Itself
Lake Jackson has drained into the Floridan aquifer through two sinkholes at least fourteen times since 1829, most recently in 2021. Here is what it shows.
Roughly every decade or two, a six-square-mile lake just north of Tallahassee drains away into the ground. It is not a disaster and it is not new. It is one of the most instructive things about the geology under this county, and it is worth understanding for reasons that have very little to do with lakes.
What happens
Lake Jackson is a shallow prairie lake, about seven and a half miles long, covering roughly six square miles. Beneath it are two depressions with names: Porter Sink and Lime Sink. Under normal conditions they are plugged with sediment and the lake sits on top of them, behaving like an ordinary lake.
When groundwater levels drop far enough, those sediment plugs can collapse, and the lake drains into the Floridan aquifer beneath it. Not partially. Documented drainings run 1829, 1840, 1860, 1907, 1909, 1918, 1932, 1936, 1956 to 1957, 1981 to 1982, 1999, 2007, 2012, and most recently 2021. The lake has ranged from completely dry to a maximum elevation of ninety-six feet above sea level.
Then the plugs re-seal, the rain returns, and it fills back up.
Why a foundation company cares about a lake
Because it demonstrates something that is otherwise invisible: surface water and groundwater in this region are directly connected through the limestone, in ways you cannot see from standing on the ground.
The Red Hills north of Tallahassee are a recharge zone for the Floridan aquifer, and the region contains karst features. South of the Cody Scarp, the Woodville Karst Plain is karst throughout, with sinkholes, swallets, and springs, and a cave system beneath it that runs some thirty-two miles. Water that goes into the ground here does not simply sit there. It moves, along paths dissolved through rock over a very long time.
For a homeowner that has one practical consequence, and it is not the one people fear. It is that the ground beneath a property is more variable than a flat lawn suggests, and that assumptions do not travel well from one lot to the next. Two houses on the same street can have different subsurface conditions, which is exactly why pier refusal depths vary between locations a few feet apart in this part of Florida.
What it is not
It is worth being direct about the thing everyone is thinking, because sinkhole marketing dominates Florida foundation advertising and it does not describe most of what happens here.
Lake Jackson draining is a hydrological event involving a large natural sink system under a lake basin. It is not a preview of what is going to happen under your house. The overwhelming majority of residential foundation problems across Leon County are ordinary settlement, ordinary erosion, and ordinary drainage failures, with entirely ordinary repairs. Sinkhole activity affecting a specific home is comparatively rare here, and a contractor who reaches for the word early in a sales conversation is worth a second opinion.
The word also carries weight beyond the repair itself. Florida insurance law distinguishes catastrophic ground cover collapse from sinkhole loss, and those are not the same coverage. A documented sinkhole claim follows a property. Getting a diagnosis right matters for reasons that outlast the concrete.
The genuinely useful takeaway
Groundwater levels around here move, sometimes substantially, on a timescale of years. Drought lowers them; wet years raise them. The same forces that periodically unplug two sinkholes under a lake also change the moisture conditions in the soil under houses, and they do it across the whole region at once.
Which brings it back to the same place nearly everything here does. You cannot control regional groundwater. You can control whether the water falling on your own roof is being delivered to one corner of your foundation or carried away from it, and that is the variable that determines whether the house cares.
