The Oak in the Front Yard Is in the Foundation Report

Mature trees pull large volumes of water from the soil in their root zone. On clay ground that causes one-sided settlement, and felling the tree can heave it.


Tallahassee is defined by its trees. The canopy roads are the city’s signature, mature live oaks and hickories line the older neighbourhoods, and the tree cover is one of the genuinely lovely things about living here. It also turns up in foundation assessments more often than most homeowners expect, and the relationship is more interesting than “roots push things”.

Roots almost never push

Start by discarding the intuitive model. Tree roots pushing a foundation sideways is real but uncommon, and it mostly applies to shallow flatwork like sidewalks and driveway panels, where a thickening root under a thin unreinforced slab lifts it. That is a nuisance, and concrete leveling handles it.

What roots do to house foundations is almost the opposite. They take water away.

The actual mechanism

A mature tree in full leaf transpires an enormous volume of water during the growing season. All of that comes out of the soil within its root zone, and root zones extend considerably further than the visible canopy, commonly out past the drip line.

On clay-bearing soil, which is what you have north of the Cody Scarp, removing water shrinks the soil. So the ground within a tree’s root zone sits drier and therefore lower than the ground outside it, and during a dry autumn the difference gets larger.

Now put a slab partly inside that root zone and partly outside it. One region of the soil under the house is being actively dried by a tree; the rest is not. That is differential movement, and it is precisely the condition that cracks a rigid slab. The classic presentation is settlement concentrated on one side of a house, on the side where a large tree stands close.

Then it rains hard in June, the tree’s demand is met from the sky rather than from deep soil, and the soil in the root zone takes water back on and rises again. So the house cycles, and the cycle is more pronounced on the tree side.

Why cutting it down can make things worse

This is the part that surprises people, and it is the reason tree decisions near a foundation deserve care.

Soil that has been held dry by a large tree for thirty years has been at reduced volume for thirty years. Remove the tree and the demand stops abruptly. Over the following seasons that soil takes water back on and expands, and the ground under that part of the house rises. That is heave, and it moves the foundation in the opposite direction from the settlement everyone was worried about.

Heave is not automatically better than settlement. It cracks the same finishes, and it is harder to correct because you cannot pier your way out of ground that is rising.

None of which means a tree can never come out. It means the decision is worth taking slowly, with an arborist and with someone who has looked at the soil and the structure, rather than as an obvious first move after a crack appears.

What usually is the right move

The same thing that is usually the right move here generally: even out the moisture.

A tree creates a dry zone. Concentrated roof water creates a wet zone. If both are happening on the same house, and they very often are, the difference between the wettest and driest soil under that slab is much larger than it needs to be. Getting the gutters and grade right narrows that gap without touching the tree at all.

Root barriers are the other option worth knowing about: a vertical barrier installed between the tree and the foundation to a depth that intercepts the root zone. They are not universally appropriate and they have to be sized and located properly, but on the right site they let a valued tree stay while reducing what it does to the soil under the house.

South of the scarp

On the karst plain, where soil is sand over limestone, this mechanism is far weaker, because sand does not shrink appreciably when it dries. Trees there are much less likely to be implicated in house movement, though they can still lift flatwork mechanically.

It is one more instance of the same rule for this county: the same observation means different things depending on which side of the line you are on.

What to do if you have a big tree near the house

Not much, most of the time. Note where it is relative to any cracking you have, keep an eye on whether the cracks track the seasons, and make sure the roof water on that side of the house is not compounding the problem by soaking the ground the tree is drying.

If you are already having floor elevations taken, point the tree out. It is a useful thing for whoever is reading the contour of the floor to know about, and it costs nothing to mention.
