Reading the Signs: Which Cracks Mean Something

Most cracks in most houses mean nothing. A few mean something specific. The difference is learnable in about ten minutes, and knowing it is what stops people spending twenty thousand dollars on a problem they did not have.


A crack is information, not a verdict. Concrete shrinks roughly a sixteenth of an inch per ten feet as it cures, and that shrinkage has to go somewhere, so fine cracks appear in almost every slab poured within the first year or two. Plaster and drywall crack seasonally in any house in a humid climate. Render crazes. None of that is structural.

What follows is how to sort the noise from the signal, in roughly the order a professional would work through it.

1. Width

The easiest measurement and the one everyone reaches for first. Under about an eighth of an inch is generally cosmetic. Between an eighth and a quarter is worth recording. Over a quarter inch is worth an assessment. A cheap crack comparator card costs a couple of dollars, and a coin works in a pinch: a US quarter is about a sixteenth of an inch thick at the rim, a nickel a little under an eighth.

2. Offset

Run your finger across the crack. If one side sits proud of the other, that is displacement rather than simple separation, and it means the two sides have moved in different planes. Offset is a stronger signal than width, and a quarter-inch crack with no offset is generally less concerning than an eighth-inch crack with a clear step in it.

3. Direction and taper

Vertical cracks in poured concrete are frequently shrinkage. Diagonal cracks running out of the corners of door and window openings are the classic differential settlement signature, because openings are the weak points in a wall and stress concentrates at their corners. Horizontal cracks in a foundation wall are a different concern entirely, indicating lateral pressure rather than settlement.

Taper tells you direction. A crack that is wider at the top than the bottom generally means the section below the wide end has dropped. Wider at the bottom suggests upward movement, or heave, at the wide end. It is a rough read rather than a precise one, but it is a genuine clue and it is free.

4. Pattern: stair-steps in masonry

In a concrete block or brick wall, cracking follows the mortar joints diagonally, because mortar is the weakest path through the assembly. That stair-step pattern generally means one end of the wall has moved relative to the other. Combined with the taper read above, a stair-step crack tells you which end and roughly which way, which is why it is one of the more legible signals a house gives.

5. What the rest of the house is doing

Cracks are one input. The others carry as much weight:

  • Doors and windows. One or two sticking in August is humidity. Several on the same side of the house that have stopped closing and stayed that way through a full seasonal cycle is structural.
  • Floors. Slope you can feel walking between adjoining rooms, or a soft, bouncy patch in a raised house, both point at the floor system or its supports.
  • Trim and cabinetry. Gaps opening between crown moulding, baseboard, or a countertop and the wall behind it mean the two are moving apart.
  • Exterior separation. A driveway, porch, or patio slab pulling away from the house. Usually the flatwork moving rather than the house, but worth noting which one dropped.
  • Brick veneer. Cracking or bowing in the veneer, or gaps opening at the corners of the house.

6. Change over time, which is the whole game

Everything above describes a moment. What determines whether a repair is needed is whether the situation is moving, and that requires two observations separated by months.

Monitoring properly takes about five minutes per crack:

  1. Draw a short pencil line across the crack at its widest point, and a line at each end of the crack itself.
  2. Write the date next to each mark. Pencil, not pen, so it does not run.
  3. Measure the width at the marked point and write it down somewhere you will find again.
  4. Photograph the crack with a ruler or a coin against it, in the same light and from the same position each time.
  5. Repeat every two months for a year.

If the ends have not moved past the marks and the width has not changed, nothing is moving. That is the cheapest useful diagnostic available, and it converts a future conversation with a contractor from an argument about impressions into a comparison of numbers.

The measurement that covers the whole house

A floor elevation survey is the professional version of the same idea. Using a laser level or a water manometer, elevations are taken across the entire floor plate on a grid, producing a contour map of the floor. It shows the shape of the movement, which is what distinguishes uniform settlement from the differential kind that damages structures, and it gives you a baseline that a repeat survey can be measured against. Reading it against where you live

Interpretation depends on the ground. North of the Cody Scarp, in the Red Hills, the pattern is generally slow, seasonal, and concentrated on the side of the house that gets the most water, because clay-bearing soil changes volume with its moisture content. South of the scarp on the karst plain, movement is more likely to be sudden and localised as sand erodes into a void, and it shows up in flatwork before it shows up in the house.

When to stop watching and call

Sooner rather than later in three situations: a crack that has visibly grown between two recorded measurements, any crack over about a quarter inch with a clear offset, and a floor that has developed a new slope you can feel. Also if you are under a closing deadline, because inspection periods do not wait for a twelve-month monitoring programme.

Otherwise, watching is a legitimate strategy and often the correct one. Foundation movement is measured in years. There is rarely any reason to rush.

Short answers

How wide does a crack have to be before it matters?

A quarter inch is the usual working threshold, but width alone is not the test. A quarter-inch crack that has been the same width for fifteen years is a characteristic of the house. A one-eighth-inch crack that was a hairline eight months ago is an event. Change over time is the signal; width is only the easiest thing to measure.

Should I get an engineer or a contractor first?

For most houses, a contractor assessment is the sensible first step and it is free. Commission a professional engineer report where the damage is severe, where the cause is genuinely unclear, where a lender or insurer requires it, or where you specifically want an opinion from someone with no financial interest in the repair being sold.

My neighbour had piers installed. Should I be worried?

Not automatically. Foundation behaviour is lot-specific, and it is driven heavily by where water goes on each individual property. Two houses on the same street with the same soil can behave completely differently because one has working gutters and the other does not. What your neighbour needed says very little about what you need.
