Why Your Doors Stick in August and Behave in November

Tallahassee rainfall runs from about seven and three quarter inches in June to about three in November. Houses north of the Cody Scarp feel that cycle.


Every year, usually somewhere in the back half of summer, people notice that a door has stopped closing properly. By late autumn it is fine again. The following August it comes back. It is one of the most common things homeowners in this part of the county call about, and it is worth understanding, because the honest answer is usually that nothing is wrong.

The numbers behind it

Tallahassee takes close to fifty-nine inches of rain in an average year, and it does not arrive evenly. June is the wettest month at around seven and three quarter inches. November is the driest at about three. Between those two points the ground under your house is doing something.

That is a real annual wet-dry cycle, and it works on soil that responds to moisture. North of the Cody Scarp, in the Red Hills, the soils carry clay deposited from the Appalachians during the last ice age, and clay-bearing soil expands as it takes on water and contracts as it dries. Add nearly eight inches of rain in a month and the soil swells. Take it away through a dry autumn and the soil shrinks back.

Two things are happening at once

The first is the soil. Swelling ground pushes very gently upward under parts of a slab or a pier, and the geometry of the house changes by a fraction of an inch. Doors are the most sensitive indicator in any house because their clearances are measured in millimetres, so a door binding at the top corner is often the first thing anyone notices.

The second is the wood itself. Timber takes on moisture from humid air and swells across the grain. In a climate where summer dew points sit high for months, a solid wood door in an unconditioned or semi-conditioned space genuinely gets bigger. That has nothing to do with the foundation at all.

Sorting one from the other is easier than it sounds. If a single door in a humid part of the house binds seasonally, suspect the door. If several doors along the same side of the house bind together, and the binding is at consistent corners, suspect the ground.

What makes it a problem instead of a rhythm

Seasonal cycling is not settlement. The test is whether the house returns to where it started.

A door that sticks each August and frees each November is following an annual curve, and following it in both directions. A door that stuck last August, freed up partially in November, and then stuck worse the following August is not cycling, it is progressing. The same applies to cracks: one that opens and closes seasonally is behaving very differently from one that opens seasonally and never fully closes again.

This is why monitoring properly matters so much in this specific market. In a place with a strong seasonal moisture cycle, a single observation tells you almost nothing. Two observations twelve months apart tell you nearly everything.

What makes it worse

The cycle itself is not adjustable. What is adjustable is how evenly it plays out across the footprint of the house, and that is entirely a drainage question.

If the soil under the whole house wets and dries together, the house moves as a unit and mostly nothing happens. If one corner receives every gallon coming off a third of the roof while the opposite corner gets nothing but ambient rainfall, that corner swells further and dries later than the rest, and the difference between them is what the structure has to absorb.

Which is why the practical response to seasonal binding is almost never structural. It is checking the gutters and the grade: whether roof water is being delivered to one spot, whether the ground still falls away from the house, and whether anything is pooling against the wall after a storm. Evening out the moisture across the footprint is what turns a differential problem into a uniform one, and uniform movement is harmless.

The south of the county is different

None of this describes the Woodville Karst Plain south of the scarp in the same way. Sand does not swell, so seasonal binding is much less common down there. When a house on the plain develops a sudden problem it is more likely to be erosion of fines into a void, which is not seasonal and does not reverse.

That is one of the more useful diagnostic facts about this county. Where you live changes what a symptom means.

The short version

Seasonal door binding on the north side of Leon County is common, usually benign, and worth watching rather than repairing. Note the date it starts and the date it stops. If next year it starts earlier and stops later, that is worth a call. If it repeats the same way, the house is just breathing with the weather.
